An owner who spots a cracked corner or a missing piece on a tile roof that is also due for a cleaning wants to know whether one trade handles both.
Short answer
No. Repairing or replacing a broken tile is roofing work. TRI Alliance strongly recommends a professional roofing contractor to repair or replace broken tiles, Eagle Roofing Products sends repair to the original roofing contractor, and Florida Statutes 489.105(3)(e) puts roof repair in a roofing contractor's scope. TRI allows that small corner chips under about 3 inches may be glued; other broken tiles are replaced.
Step one: the break
Before the question of who repairs a tile comes the question of why it matters, and the tile association answers it in one sentence about what sits under the tile.
TRI Alliance's Roof Maintenance Guide says broken tiles may cause problems by “allowing water and UV rays to penetrate through to the underlayment and damage it.” The underlayment is the water-shedding layer laid on a sloped roof before the tiles go on, in the definition the Florida tile installation manual uses.
Eagle Roofing Products says the same thing in the Owner Information attached to its Florida warranty text, and its 2025 article on walking a tile roof names one cause: “stepping in the wrong spot can lead to cracked, broken, or displaced tiles.” The roof cleaning page's section on tile, shingle and metal roofs quotes the same TRI line beside each maker's cleaning instructions. Whether a cleaning itself can open a leak path is a separate question, taken up in the answer on whether roof cleaning can make a roof leak.
Step two: the fix
The tile documents give two remedies, and the dividing line between them is small and specific.
On high barrel tiles, which Eagle also calls S-tiles, Eagle says to put heel and toe on the high points of adjacent tiles, and TRI says the same for high profile S tiles; how foot traffic is handled during a cleaning is the subject of the answer on whether anyone walks on the roof during cleaning.
Step three: the call
Every tile source that names a person for the repair names the same trade, and two of them give an order for choosing one.
First, the warranty question. TRI Alliance tells an owner whose roof is still under the original installation warranty to contact that contractor for all inspections or repairs, so that the original contractor's warranty is not voided. Eagle's Owner Information starts in the same place, the original roofing contractor, and if that contractor is unavailable, tells the owner to “select another qualified licensed roofing contractor.”
Second, the trade. TRI strongly recommends contacting a professional roofing contractor to repair or replace broken tiles. Eagle's 2024 spring article tells owners who notice concerning areas not to try to fix them themselves, and lists replacing broken roof tiles among the repairs a roofer may need to complete. Eagle's 2025 walking article sends the work to a tile roofing contractor and tells owners to make sure that contractor knows how to step on tiles without breaking them.
Florida's statute sits under all of that. Section 489.105(3)(e) gives a roofing contractor the work to “install, maintain, repair, alter, extend” roofing, and a replaced tile is a roof repair. Step four: the cleaning
A tile roof with growth on it and a few chipped tiles is two jobs, and the sources keep them apart.
Eagle's 2020 article on cleaning concrete tile describes a roofing professional who will first inspect the roof in order to make any repairs and tend to recommended maintenance. That is Eagle's picture of a roofing professional's visit, and it puts the repair with the roofer.
The warranty side is blunt. Eagle's Owner Information asks for caution to “prevent damage to roof tiles that may void” its warranty, and its exclusions list damage to the tile caused by roof traffic. TRI Alliance does not name a separate trade for it. Its Roof Maintenance Guide says small corner chips less than approximately 3 inches may be repaired by gluing the broken area in place, calling that fix a repair, and a few lines later strongly recommends contacting a professional roofing contractor to repair or replace broken tiles.
As soon as possible, in both TRI Alliance's and Eagle Roofing Products' words. Neither publishes a number of days. Their reason is the underlayment: a broken tile may let water and UV rays penetrate through to it and damage it. Eagle's 2025 walking article repeats the point, tying prompt replacement to avoiding underlayment damage from water and ultraviolet exposure.
No. TRI Alliance and Eagle Roofing Products write their repair routing for tile in general, without splitting it by profile, and both send the repair to a roofing contractor. What changes with profile is how weight is carried: both say to step on the high points of adjacent tiles on a high profile S or barrel tile, and TRI says specially cut tiles on hips and valleys are more difficult to replace.
